8 – Signs Your Home May Need a New Roof

Your Home May Need a New Roof

The roof is a part of the home that most people don’t even think about until it needs to be repaired and or completely replaced. Even though there are many clear telltale signs when a roof is in need of attention, this vitally important structure remains neglected the majority of the time. Why? Perhaps because of that old adage, “Out of sight, out of mind.”

If you’re ready to get serious and find out if your roof needs attention, here are eight signs to look for.

1. Check Your Attic

water leaks or water stains

The first place to check if you are concerned you might need a new roof is your attic. Look for water leaks or water stains. Check insulation for signs of moisture. Also, you need to check and see if you can see light coming though the beams from the outside in. Water leaks, water stains and light penetrating from the outside in are all signs of a leaky roof.

At this point, if you’ve found evidence of leaks, it would be appropriate to call in an experienced professional. Parsons Roofing, a roofing company in Atlanta, GA, states this about its service, “Our technician will collect the concrete facts and evidence that will allow the property owner to make an informed decision. He will investigate all leaks and known issues as well as document all aspects of the field, terminations, and flashings.”

2. Consider the Age of Your Roof

Experts tend to agree that a roof should last between 20 and 25 years. However, it depends on how it was installed as to if it should last closer to 20 or closer to 25. If your roof was installed over an existing layer or layers of shingles, then it should be replaced after 20 years.

3. Check the Gutters

Gutter CleaningAnother way to check the health of your roof is to keep an eye out for shingle granules in your gutter. This is a sign that the shingles are not doing their job and are very much toward the end of their life cycle. Also, when you look at the shingles, you may notice a dark, inconsistent color on some parts of the roof. This shows where the granules have worn off.

4. Flashing

Flashing is the substance around vents, chimneysand sky lights that seals off the roof from rain and weather. In older houses, tar or roof cement may be in use, but these materials should be upgraded to metal flashing for added durability. Since the flashing prevents water from entering your home where your chimney, vents and skylights attach to your home, if it cracks or breaks, major water damage can occur. Although flashing can be repaired, the resulting damage to the roof is often already done.

5. Curling and Buckling

ShingleIf you look at your shingles and see that they are curling and buckling, a couple of things may be happening. First of all, how long have you had them? If you have had them for many years, they are losing granules or if they are a dark, inconsistent color across the roof, they are probably ineffective, past their prime, and in need of replacement. It may be thatthe entire roof needs replacement, as well. However, if the shingles are fairly new, it’s possible they were installed incorrectly or maybe even defective.

6. Valleys

Roof valleys are essential to the proper drainage of rain and snow. They are little channels that run along the interior angles of a roof. If the shingles in the roof valley are missing, brokenor are otherwise not in good condition, this is a definite sign you will need a new roof. Valleys are one of the absolute most crucial aspects to a roof. Once a valley is compromised, it can lead to roof leaks. Leaves and other trapped debris corrode valleys and make it so water doesn’t drain properly. This overflow of water cansaturate your roof causing damage.

7. Missing Shingles

It is possible that you might be able to have just the missing shingles replaced, but it is best to discuss the best course of action with a professional.

8. Sagging Roof

A roof that needs to be replaced is one that droops or sags. A roof in that type of condition is likely  causing structural damage to your home and will continue to do so until it is replaced. At the lowest points of the sag,the roof should be checked for trapped moisture and rotting boards. All the external structures of the house should also be rechecked for vertical straightness and flushness as the roof tends to pull in on the sides as it sags. Also check the sagging roof for growth of moss — or other plants and fungi. The darkness of the curve and damp environment makes it a perfect place for plant life to grow.
